COMMUNITY Ci4es <br /> GROWTH Peq <br /> INSTITUTE _ <br /> STAFF REPORT <br /> �-- Application: Variance Application to Expand a Non-conforming Structure <br /> Applicant: Blaine and Lee Jones <br /> Agenda Item: 4(a) <br /> Background Information: The applicants are requesting a variance to expand a one <br /> story (with basement walkout) single family non-conforming dwelling on the property <br /> located at 30607 Pequot Boulevard. <br /> The subject property is approximately 1.1 acres and is in the "Shoreline Residential" <br /> zone. The property contains a principal structure, guest dwelling (with a half bathroom) <br /> and two accessory structures. The principal structure on the property is non-conforming <br /> because it is located within a bluff impact zone. The applicants are proposing to add a <br /> second story to the structure, construct an 8' x 36' porch on the north side (non-lake <br /> side), and a 14' x 40' deck and screen porch on the lake-side of the structure. The <br /> proposed lake-side deck is 118 feet from the OWH of Sibley Lake (General Devel.-75 ft. <br /> setback). <br /> The roof on the existing structure will be removed so that another story can be added to <br /> the principal dwelling.
