November 18, 2014 Pequot Lakes Housing & Redevelopment Authority Commissioners present: Robert Ritter, Laura Hofius, Clara Nelson, Tamra Lanning Also present: Executive Director-Barb Carlson, Assistant Director-Deb Hays, Maintenance-Brad Moser, Mayor Nancy Adams Tenants: Rager, Bistodeau, *Call Public Meeting to Order 5:15 Chairman Ritter called Public Hearing to order, no comments, Chairman Ritter closed Public hearing. *Call Regular Meeting to Order 5:16 p.m. Chairman Ritter called the meeting to order. *Consent Agenda/Regular Meeting Motion to Accept the Minutes, Payment of the Bills, Reviewed and Accept the Financials. Moved by Ritter,Seconded by Hofius,All Ayes; Motion carried. *West Grove No Business *Sibley Terrace Director Carlson discussed the RAB meeting and the budget of Sibley Terrace. HUD is requiring all I-IRA's to establish flat rents at no less than 80% of the applicable Fair Market Rents (FMR's) pursuant to HUD Notice PIH 2014-12. The proposed language change to the ACOP needs to be updated to reflect that flat rents will be based on 80% of the FMR's. Motion to approve ACOP change, Fair Market Rent of$600.00 per month for the 2-bedroom unit and $525.00 for 1-bedroom units. Moved by Hofius, Seconded by Nelson, All Ayes; Motion carried. *ParkView Director Carlson explained a tenant's complaint regarding "black mold" and informed the board that testing is being done and she is waiting on the results. *Alpine No Business *Executive Director's Report No Business Maintenance Engineer's Report All winter equipment is working and ready for winter. *Other Business No other business. *Open Forum Mayor Nancy Adams discussed the new dog park, the 2015 bypass construction and the opening of a new business in town. *Adjournment 5:30 p.m. meeting adjourned.
