Both lots meet the minimum buildable lot size of 2,500 square feet in the DMU <br /> zone, with Tract A being 7,500 square feet, 5,699 square feet buildable and Tract <br /> B being 9,000 square feet. <br /> 7. Both Tracts A and B meet the minimum lot width of 25 feet. <br /> 8. Both Tracts A and B meet the impervious coverage limit of 50% for the DMU <br /> zone. <br /> 9. The proposed lot layouts are compatible with the existing layout of adjoining <br /> properties and the proposed lot lines are parallel and perpendicular to existing lot <br /> lines. Future development will not be constrained by the proposed lot layouts. <br /> 10. The proposed side lot line is at right angles to the existing road line and the <br /> property line of the adjacent property. <br /> 11. Both Tract A and Tract B meet the minimum frontage on public right-of-way <br /> requirement of 33 feet. <br /> Subject to the following conditions: <br /> 1. A 30-foot wide easement for the sanitary sewer will be provided across both <br /> tracts, 15-feet each side of the existing lines. <br /> 2. The required easements shall be duly recorded along with the subdivision. <br /> 3. Issues concerning the sanitary sewer line running under the existing accessory <br /> structure on Tract B shall be resolved by the following means: <br /> a. Prior to filing the subdivision,the applicant shall prepare an agreement, in <br /> a format acceptable to the City Attorney, that would facilitate the <br /> relocation of the sanitary sewer lines on Tract B to accommodate a <br /> connection on Tract A should the existing service line to Tract A become <br /> damaged. <br /> All members voted"aye". He has been ill and didn't <br /> realize how long it took to construct a hand scribed log home. The contractor would like <br /> the home to sit for 4 years to settle to complete the inside. The building is not quite <br /> enclosed. Roof is on but not all windows are installed. Doors are in temporarily, <br /> openings cut for windows He needs to get the electrician in to string wires through the <br /> installation.prior to window nstallation. The electrician may be in next week. Technically, <br /> it would be complete in a week. The logs are going to need to be sand blasted. The <br /> siding is on and needs to be stained. <br /> The dwelling won't be occupied until next summer. The 18-month request was based on <br /> completing the interior. <br /> A motion was made by John Derksen, seconded by Bill Habein, to extend Land Use <br /> Permit 05-30 for 12 months.
