12. The subject property is accessed via Lilac Drive, a city street,and is not served by <br /> the city sewer and water systems. There will be no additional costs to the city <br /> with the proposed use, nor traffic congestion or an indifference with traffic on <br /> surrounding thoroughfares. <br /> 13. There is adequate off-street parking and loading space on the subject property for <br /> the proposed use. <br /> 14.Adequate measures have or will be taken to prevent nuisances. <br /> 15. There are no known natural, scenic, or historical features of major significance on <br /> the subject property. <br /> And subject to the following Condition: <br /> 1. Signage shall be permitted by separate application. <br /> All members voted"aye". Motion carried. <br /> 4.4 City of Pequot Lakes, applicant <br /> Applicant requests an Ordinance Amendment to Modify the Purpose and <br /> Intent of the Patriot Development District and to allow apartments and/or <br /> multi-family dwellings as a Conditional Use <br /> Application 22-63 <br /> Mr. Burslie explained that agenda items 4.2 and 4.3 were stricken from the agenda and <br /> 4.4 and 4.5 were added after conversations with the staff,City Engineer and City Planner. <br /> Mr. Burslie explained the amendment wording. Mayor Gardner suggested changing the <br /> wording from"Multi-family residential development should be located between the Paul <br /> Bunyan Trail and the future extension of Larsen Parkway." To "Multi-family residential <br /> development shall be located between the Paul Bunyan Trail and the future extension of <br /> Larsen Parkway". <br /> Discussion ensued regarding the differences between agenda items 4.2, 4.3, 4.4 and 4.5, <br /> and changing the wording in the definition from"should"to"must". <br /> Section 17-5.16 PATRIOT DEVELOPMENT(PD) <br /> 1. Purpose and Intent: To support and facilitate public or private development of <br /> this area by creating recreational, multi-family residential,commercial, and <br /> industrial opportunities to enhance the value and quality of life within our <br /> community.
