, The applicant proposes 22 parlang spaces and 2 handicapped parking spaces. To <br /> reduce visual impacts, the parking spaces are located behind or to the side of the <br /> building. Suitable trees and shrubs are included on the landscape plan between <br /> the parking spaces and adjacent roads and lots. � <br /> The applicant proposes to use an 8�,�4 square foot area for exterior storage. <br /> The applicant has provided a landscape plan to screen the proposed exterior <br /> storage area. The applicant plans to include two g-sided sheds along the east side <br /> of the exterior storage area. Each shed will be 6' X 60'with a maximum height of <br /> 24' and constructed of corrugated metal to match the principal structure. <br /> The images of the principal structure indicate no exterior lighting; however, <br /> exterior lighting is included over three entry doors on Sheet Aq.oi. The proposed <br /> exterior lighting fixtures included on the electrical site plan includes 25' tall <br /> single and twin-head lights around the perimeter or the proposed parking area <br /> and storage yard. The photometric plan (sheet Eioi) does not include light <br /> measurements for areas outside of the subject property however any light that <br /> will shine into the public right-of-way and adjacent properry should be under i ft <br /> candle as allowed by ordinance (see proposed condition #�). The applicant does <br /> not propose lighting within the landscaping surrounding the proposed principal <br /> structure. <br /> The applicant proposes to include a �' chain link fence along the perimeter of the <br /> exterior storage area, as well as two security gates. The Landscape Plan indicates <br /> the fence will be screened. Applicant has not proposed the use of barbed or <br /> electrified wire. <br /> Applicant does not propose rooftop equipment that would require screening. <br /> The exterior finish of the proposed structure consists of three different finish <br /> types on three types of pre-cast concrete panels. Metal accent panels with a , <br /> "wooden pattern" will also be utilized. All of the proposed colors and building <br /> materials meet the requirements of the Patriot Development district standards. <br /> The proposed architectural design of the facades facing public right-of-way meet <br /> the articulation requirements of the ordinance. The facades are comprised of <br /> different wall plane projects/building heights and utilize multiple pre-cast <br /> concrete textures and colors. <br /> The subject property is served by municipal water and wastewater. <br /> All signage will need to meet the ordinance and be permitted under a separate <br /> Land Use Permit. <br /> Applicable Regulations: <br /> Section 1�-s.�6 PATRIOT DEVELOPMENT(PD) <br /> Pequot Lakes Staff Report 4.i-2 <br /> January 2i,2o2i <br />
