Grove St. Pequot Lakes, MN <br />Dear Mr. Olson, <br />I am writing to you re the above named property and the Taxable Market Value <br />for taxes payable in 2010. <br />Per several previous conversations, I believe the market value of this <br />property is too high based on market conditions over the past 2 years as <br />well as today. <br />I respectfully ask that the taxable market value be decreased in hopes that <br />my overall property tax burden of $4,790.68 be lowered. <br />I have listed this property for sale for previous 2 years at $379,000 and <br />received no offers. One would think that having 200 feet of lake shore <br />would warrant such a price but am told by 2 realtor's that is no longer the <br />case. <br />I attempted to list this property again early this spring and had it fully <br />inspected and appraised by Kurilla Real Estate and another agency from <br />Nisswa. I was told the listing price should be approximately $329,000 and <br />that it would not sell for higher than that in this market. This is <br />considerably lower than the market value you state at $380,300. <br />M <br />The current tax burden for this property is simply too high and not <br />supported by comps that have sold over the past 2 years. <br />In closing, I would be grateful for a reduction in the market value that <br />more closely align's with today's market. <br />Thank you for your consideration. <br />Sincerely, <br />Patricia Heald <br />
