TAXPAYER'S NAME: Preserve Golf Course <br />PROPERTY ID: 290252100bz0889 <br />MARKET VALUE: From 2007 — 2009 valuation stayed the same at <br />$2,756,900. <br />TAXPAYER'S COMMENTS: Taxpayer noted that there are no <br />comparable sales. Deacons Lodge is 33% below the market value of the <br />Preserve Golf Course. Taxpayer requested a 20% reduction in the market <br />value. Taxpayer noted that the golf business has declined since the last 3- <br />4 years. Taxpayer stated that an adjustment should be made to reflect the <br />current market of the business today. <br />ASSESSOR'S COMMENTS: Need to look at an income approach. <br />COUNCIL MEMBER RYAN MOVED TO DIRECT THE COUNTY <br />ASSESSOR TO USE AN INCOME APPROACH TO DETERMINE <br />EQUALIZATION. COUNCIL MEMBER SJOBLAD SECONDED THE <br />MOTION. MOTION CARRIED 5 -0. <br />3. TAXPAYER'S NAME: Dino Guerin <br />PROPERTY ID: 291070040030009, 291070040020009, <br />291070040010009 <br />MARKET VALUE: $351,000. This was reduced from last year. <br />TAXPAYER'S COMMENTS: Taxpayer noted that his Realtor values the <br />property at $220,000. Taxpayer provided some market comps which the <br />Council reviewed. <br />ASSESSOR'S COMMENTS: The Lot is discounted to 90 %. He noted that <br />the three lots are shallow and could possibly use more of a discount. <br />COUNCIL MEMBER RYAN MOVED TO ADJUST THE VALUE TO <br />$275,600 BASED ON USING AN 80% RATHER THAN 90% DISCOUNT <br />DUE TO THE SHALLOW DEPTH OF THE LOTS. COUNCIL MEMBER <br />SJOBLAD SECONDED THE MOTION. MOTION CARRIED 5 -0. <br />`-- 4. TAXPAYER'S NAME: John Kloster <br />
