POLICY WITH DEVELOPERS <br /> Prior to the development of roadways or municipal services, adequate property must be <br /> available and dedicated to the City for future use. Property may be existing as located <br /> within prior approved plats or descriptions. Private parties wishing to develop may also <br /> dedicate property through the platting process. <br /> All plats must be prepared and approved in accordance with the current version of the <br /> City's Zoning Ordinance and Planning and Zoning Commission requirements. <br /> Projects within the City of Pequot Lakes that are completed either by the City or by <br /> Developers are required to construct improvements to City standards. <br /> Three processes inay be followed to accomplish the construction. Each of the three <br /> processes has different and varying steps that must be adhered to. <br /> 1. Petition Driven- City Conducted Improvements <br /> Initiation of this type of project is either determined by City Staff or via <br /> submission of a petition by project owners along the proposed project area. <br /> 2. Developer Driven- Developer Conducted Improvements <br /> Initiation of this type of project is determined by a private Developer who wishes <br /> to construct improvements within their property with the intent to turn over the <br /> roadways and utilities to the City for perpetual maintenance. <br /> 3. Developer Driven- City Conducted Improvements <br /> Initiation of this type of project is the same as No. 2 above with the added step <br /> that the Developer may submit a formal request to the City asking that the City <br /> conduct the project.
