EDC Minutes <br />October 16, 2018 <br />Page 3 of 6 <br />----------------------------- <br /> <br /> <br /> What is it going to cost me? <br /> What is the procedure to accomplish what I want to build? <br /> <br />These answers need to be available. <br /> <br />Ms. Haverkamp pointed out we also need to have a proposal for smaller <br />projects, those with a small building and few employees. <br /> <br />Mayor Adams suggested something on the website outlining what we <br />have for sale in town. Commissioner Holley stated this information <br />changes often, but could be linked to the MLS. <br /> <br />Mr. Burslie suggested looking at the ordinance to what is allowed in the <br />Light Industrial zone. <br /> <br />6. Heart of the Good Life Development <br /> <br />a. Marketing Packet <br />Chair Jurchen stated the goal was to have final marketing plan ready by <br />January. He asked the Commission to read in detail prior to the <br />November EDC meeting. Commissioner Lindholm inquired whether or not <br />we want to include the infill with this and have one marking piece. This <br />marketing piece should be a fluid document that changes as variables <br />change. It was the consensus of the EDC to discuss at the November <br />meeting. <br /> <br />Council Member Pederson stated including the specifications for both <br />Commercial and Industrial zones is confusing. Including setback <br />information that does not apply is cumbersome. Mr. Burslie stated a new <br />classification for a hybrid of the two may be necessary. Mr. Burslie stated <br />the EDC needs to define the types of uses to be allowed and create a <br />zoning classification to allow those uses. <br /> <br /> b. Utilities & Roadway Extensions Study <br />Commissioner Holley presented a general information packet to determine <br />a price for these lots. Infrastructure costs are not part of the price. This <br />discussion will continue at a future meeting. <br /> <br />Mr. Houle explained the revised layout. Early discussions were for 50% <br />impervious coverage and increasing the impervious coverage to 90% <br />would increase costs for the pipes and ponds by $300,000. This new <br />layout also includes examples of subdivision of two lots into smaller lots. <br /> <br />
