Chair <br /> Hallan stated the lot exceeds the minimum buildable lot area. <br /> Chair Hallan asked if the proposed structure would use the existing Subsurface Sewage <br /> Treatment System (SSTS). Bittner stated it would and the new SSTS was sized up when <br /> it was installed. <br /> PUBLIC COMMENT: None. <br /> A motion was made by Planning Commission Member Wilson, seconded by <br /> Planning Commission Member Norton,to approve the Variance based on <br /> the following Findings of Fact: <br /> i. The subject property is located at 28393 Mayo Hills Road and is in the"Shoreline <br /> Residential"zone. <br /> 2. The properry contains a dwelling and a pole barn. <br /> g. Applicant proposes to construct a 48o square foot guest cottage on a lot that is <br /> ��3 feet wide. <br /> 4. The minimum lot width for guest quarters in the Shoreline Residential zone is <br /> i8o feet. <br /> 5. The subject properry is served by a private deep well and new septic system. <br /> 6. The applicant has established that there are practical difficulties in complying <br /> with the Code. Topography and drainage does not allow additions to the north or <br /> west of the existing dwelling. The septic tank is i2 feet from the south side of the <br /> dwelling. <br /> �. The deviation from the Code will still be in harmony with the general purposes <br /> and intent of the City Code and Comprehensive Plan. <br /> 8. The Variance will not create a land use not permitted in the Shoreline Residential <br /> zone. <br /> 9. The subject property is surrounded by Shoreline Residential and Forest <br /> Management development. The Variance will not alter the essential character of <br /> the lacality of the subject property. <br /> 10.The Variance does not appear to be for economic reasons alone and reasonable <br /> use of the property seems to exist under the Code. <br /> All members voted"aye".
