Pequot Lakes Subdivision and Land Use Ordinance: <br /> Section 17-6.7 BUSINESS PARK INFILL ZONE <br /> 1. Purpose and Intent.To streamline the subdivision process for properties within the <br /> Industrial Park(also called the Business Pazk)based on the knowledge that the properties <br /> within the pazk are already platted,the topography is flat and municipal services aze <br /> provided throughout. By streamlining the subdivision process,the City of Pequot Lakes <br /> seeks to encourage more intensive use of the park through infill development with <br /> additional private-sector investrnent. <br /> 2. Subdivision Standards.The following standards apply to land within the Business Park <br /> Infill Zone, superseding those standards in Chapter 17-9.2. <br /> A. Submittals.The following information shall be submitted for a Metes and Bounds <br /> subdivision: <br /> i. A completed subdivision application. <br /> ii. A legal deseription,prepared by a Licensed Land Surveyor, describing all <br /> newly created lots and all remnant pieces. <br /> iii. A list of proposed lot sizes for each newly created lot and all remnant <br /> pieces. <br /> iv. A signed statement from a Licensed Land Surveyor indicating that the <br /> proposed lot lines have been staked consistent with the submitted legal <br /> description. <br /> v. Evidence of Authority to subdivide the parcel consisting of fee ownership <br /> or written concurrence of fee owners. <br /> B. Review <br /> i. The Zoning Administrator shall review the legal description to ensure it <br /> has been prepared by a licensed surveyor. <br /> ii. The Zoning Administrator shall visit the site and verify that the proposed <br /> lot lines, as staked by the Land Surveyor, do not create any encroachments <br /> and provide adequate buildable area. <br /> iii. The City Attorney shall validate that the property owner has the authority <br /> to subdivide the property. <br /> C. Approval <br /> i. Once the items in(A)have been submitted and the items in(B)have been <br /> completed to the satisfaction of the Zoning Administrator,the Zoning <br /> Administrator may approve the application. <br />
