City of <br /> Pequot MEMO <br /> Lakes= _ <br /> TO: Pequot Lakes Economic Development Commission <br /> s' <br /> FROM: Dawn Bittner, Zoning Specialist��'� <br /> DATE: August 16, 2018 <br /> RE: Business Park Subdivisions <br /> In 2008, the City significantly reduced the density requirements for the Light <br /> Industrial zoning classification, allowing smaller lots and setbacks, as well <br /> as increasing the maximum impervious surface coverage limit. In 2011, in <br /> coordination with the EDC and BLAEDC, the Planning Commission <br /> prepared an ordinance amendment creating an Industrial Park Subdivision <br /> Overlay District to simplify the subdivision process in the Business Park. <br /> This amendment allows property owners in the Business Park to subdivide <br /> their land without the need to plat. A subdivision can be completed with a <br /> legal description prepared by a surveyor and a quick site visit. This reduced <br /> the time it would take for a subdivision to occur from three months or more <br /> to mere hours. <br /> The overall goal of this approach is to squeeze more value out of the <br /> Business Park properties. There is a significant public investment in the <br /> infrastructure serving these properties and both the Planning Commission <br /> and the EDC have recognized that our highest return on this public <br /> investment will come about by increasing the capacity for private-sector <br /> investment in the park. <br /> I have attached City Code Section 17-6.7 Business Park Infill Zone which <br /> outlines the process for subdivisions in the Overlay District and Section 17- <br /> 5.13 Light Industrial density requirements. <br /> I am also attaching a map with sample subdivisions, as well as a table that <br /> lists the type of business on each lot, the dimensions of the existing lot and <br /> what may be considered for subdivision.
