You will also be <br />`-- responsible to reimburse the City for any expenses incurred in remedying this <br />violation. <br />PART TWO: <br />With regard to the two mobile homes, last fall you and I had agreed to the following: <br />1. You stated you had the opportunity to purchase two (2) mobile homes and that <br />you planned to remove your existing dwelling and place the two mobile homes <br />together for a new dwelling. By placing them side by side, you would meet the <br />20 -foot minimum width requirement for a dwelling. You also planned to reside <br />the mobile homes with wood siding and place on a foundation faced with rock. <br />2. You were advised by City Staff that the City was in the process of amending the <br />City Code to allow construction on a nonconforming lot without the necessity of <br />you applying for a Variance to do so. <br />3. You were also advised that you would be required to go through the process to <br />move the dwellings in for habitation although the City would help you through <br />the process. <br />PART THREE: <br />The following will need to take place regarding the mobile homes: <br />1. You have now skirted one of the mobile homes and it is being used as a dwelling. <br />This is not allowed and the use as such will need to stop; <br />2. You are only allowed one (1) dwelling on your parcel; <br />3. You will need to apply for a Land Use Permit to use the mobile homes as a <br />dwelling and the following shall take place: <br />A. Permit issuance shall be made only by motion of the Planning <br />Commission. A public hearing is not required for approval. <br />B. Prior to permit issuance, the property owner shall provide <br />documentation of a certified home inspection including the <br />following, at a minimum: <br />(1) Certification that the electrical wiring meets state codes, <br />(2) Certification that the plumbing meets state codes, <br />(3) An evaluation of foundation adaptability and condition, <br />(4) An evaluation of roof condition, <br />(5) An evaluation of structural integrity, and <br />(6) Certification that all doors, windows and siding are in <br />acceptable condition. <br />C. The dwelling, once in place, must meet all municipal ordinances, <br />with consideration given for approved variances. <br />4. You will need to remove your existing dwelling; <br />5. You will need to place the mobile homes side by side on a foundation providing <br />frost protection. <br />
