i. The subject property is zoned Rural Residential. <br /> 2. The lot widths of the proposed parcels both meet the minimum standard of 500 <br /> feet. <br /> 3. Both of the proposed parcels meet the minimum buildable area requirements of 5 <br /> acres in the Rural Residential Zone. <br /> 4. The e�risting structures on"Tract A"meets all setback requirements. The proposed <br /> "Tract B"is vacant. <br /> 5. The subject property is not adjacent to municipal water and wastewater utilities. <br /> Proposed"Tract A"contains a compliant SSTS and sufficient space for an alternate <br /> site,while proposed"Tract B"contains sufficient space for a primary and alternate <br /> location. <br /> 6. The property is suitable in its natural state for the intended purpose and this lot <br /> split would not be harmful to the health, safety,or welfare of fiiture residents or of <br /> the community. <br /> �. The applicant is not proposing any provisions for water-based recreation. <br /> 8. The proposed lot layout meets the requirements of the ordinance. <br /> 9. The proposed side lot lines are at right angles to the adjacent property lines. <br /> 10.Each of the proposed parcels has at least 33-feet of frontage on public right-of-way. <br /> ii. The subject property meets the requirements of the code for stromwater <br /> management. <br /> i2.There are no public streets praposed within the development. <br /> All members voted"aye". Motion carried. <br /> b. Louisa Teigen— Land Use Permit Extension <br /> Mr. Burslie e�lained the Staff Report. Applieant was present. Applicant e�lained she <br /> has family building her home and they have been unable to spend the time needed to <br /> complete the exterior and requested an e�ension of her Land Use Permit. <br /> Bittner informed the Planning Commission that the City has received complaints for the <br /> exterior storage and unfinished exterior. Chair Hallan informed the applicant that if the <br /> exterior of the building is not completed by the e�ension, applicant would be in violation <br /> of the City Code and Administrative Citations would be issued. Bittner informed the <br /> applicant that the Administrative Citations are $ioo per day. <br /> A motion was made by Planning Commission Member Wilson, seconded by <br /> Planning Commission Member Norton,to extend Land Use Permit#��-8�for <br /> six months. <br /> Discussion ensued regarding length of time to complete e�erior. <br /> Planning Commission Member Wilson amended his motion to extend Land <br /> Use Permit #i�-8� for seven months, to December i�, 2oi8.
