`— Councilman Nagel stated that there are gaps along our infrastructure that are more suited <br />for retail or service types of business. Mr. Marohn stated that more than half of the <br />employment comes from the service sector. <br />Mr. Andersen stated that there are no places to attract a business that requires commercial <br />property that would take more than two Industrial Park lots. Chairman Woog stated there <br />are parcels available that are privately owned. Mr. Andersen stated they are not zoned <br />for manufacturing. Mr. Habein suggested zoning an area where people needing large <br />parcels could buy privately owned property and put in their own well and septic. <br />The first paragraph needs to be friendlier and enlightening. The "maturity" sentence is <br />removed and the next sentence should be changed to state the City is a well established <br />community. <br />Business Park: <br />Downtown: <br />Employment: <br />The information for this graph is from the Business Inventory. The total number of jobs <br />should be included. A footnote should be added indicating how the information for the <br />`. Business Inventory was collected. There are no agricultural jobs included. <br />Tax Base Distribution: <br />Mr. Andersen presented a new graph. The one included on page 12 indicates property <br />value distribution. The new graph indicates taxes paid. Both graphs will be included. <br />Mrs. Paxton stated that 16% Other is too large and should be broken down. Mr. Marohn <br />explained that the smaller units are grouped together in Other. <br />Opportunities and Challenges: <br />It was the consensus of the Planning Commission and the public to include this <br />information as an appendix. <br />The goal is to complete this section next month. The update should include the <br />appendixes. <br />PUBLIC HEARINGS: <br />APPLICANT: Brian Laudenbach <br />Applicant requests a Conditional Use Permit to allow additional signage <br />(continuation) <br />Applicant was not present but was represented by Sean Kaneski, Kuepers Construction <br />and Dairy Queen. Mr. Marohn explained that a new plan has been submitted this evening <br />by Mr. Kaneski for the freestanding sign.
