Chair Hallan stated <br /> there will be 5 property owners and each lot will be allowed a dock. Mr. Freiermuth <br /> asked what would stop them from making a road and a parlang lot. The zoning is now Shoreline Residential and the addition of Tract D would <br /> also be Shoreline Residential. The Base Flood Elevation (BFE) doesn't change the basic <br /> charaeteristics of the property. There is a drainage easement needed across Lot i. Who <br /> is responsible for putting the culvert in? How does the City ensure it is installed? Mr. <br /> Burslie stated this should be a condition and outlined in the documents. <br /> Mr. Siegel asked when excavation would start. Mr. Peterson stated when a lot would <br /> sell. <br /> Mr. Freiermuth stated there is nothing to keep them from building a road across the <br /> wetland. Chair Hallan stated a1151ot owners would have to agree since they all own <br /> Outlot A. In addition,they would need wetland approval from the State. Mr. Burslie <br /> stated roads are not allowed in the 75-foot setback,just a path. Mr. Freiermuth asked if <br /> each lot would have access from Hurtig Road. Mr. Burslie stated each lot needs access <br /> to Hurtig Road. <br /> A motion was made by Planning Commission Member Mortenson, seconded <br /> by Planning Commission Member Norton, to recommend the City Council <br /> approve the Preliminary Plat of Charliewood, based on the following <br /> Findings of Fact: <br /> �.
