Laura Leckband was curious to know if there was an analysis done of the resulting lots <br /> left after the construction of Highway 37i adjacent to the highway. She wondered if the <br /> zoning is appropriate. Chair Hallan stated there were not a lot of small lots created. <br /> Staff stated the Planning Commission reviewed the Future Land Use Map in February, <br /> 2oi�and the Council affirmed those recommendations. Mrs. Leckband stated this may <br /> be an opportunity to create a corridor that specifically allows uses such as signage which <br /> might not be allowed in Rural Preservation. Chair Hallan pointed out signage is covered <br /> in our Sign Ordinance. <br /> Chair Hallan opened the Public Hearings. <br /> APPLICANT: Craig Vlaanderen <br /> Applicant requests a Variance <br /> Mr. Burslie elcplained Mr.Vlaanderen has submitted a written request to withdraw his <br /> Variance request. <br /> APPLICANr: David Herrera <br /> Applicant requests a Conditional Use Permit to Operate an Automobile <br /> Repair Shop <br /> Mr. Burslie explained the Staff Report. Applicant was present. Mr. Burslie stated there <br /> is a floor drain but the property owner doesn't know where it drains to. City Staff <br /> determined it does not drain to the municipal wastewater line. It must be draining to a <br /> holding tank. <br /> Planning Commission Member Leckband asked if our zoning ordinance has a <br /> requirement how the applicant will deal with their hazardous waste. Mr. Burslie stated <br /> there are reporting requirements from the MPCA. <br /> Mr. Herrera stated he will be contracting with a company to take care of the filters,oil, <br /> etc. The company is named OSI. Mr. Burslie stated a copy of the contract with OSI <br /> could be added as a condition. <br /> Discussion ensued regarding work on vehicles that would take place outside.
