Adding headings for the Industrial Park/Business Park and Grow Zone may make it
easier to follow. Mr. Marohn agreed that the history in the first paragraph could use
some clarity and he will rewrite.
What is our goal as a community economically? This section has been written to provide
goods to our citizens, being inward focused. Being outward focused is an opportunity for
our community to make a living at a reasonable wage. There needs to be expansion of
the Industrial Park. There is no spot left in Pequot Lakes to build a new manufacturing
facility. We need to support entrepreneurship.
The commercial zones need to be identified and the old (existing) 371 corridor should be
set up as a zone.
Expansion of the Business Park would be a money maker for the City. Bonding long
term could be good for the community. Chairman Woog stated the City received a
federal grant and Rural Development money to create the current Park. Mr. Marohn
explained there are several questions that need to be answered: What are the long term
costs for maintaining infrastructure and how does it relate to tax base? Is there a way to
get more from that investment? What has to be in place for expansion? What comes
first? The path to getting these questions answered could be included in the Action items.
Larger parcels for future development are needed.
Page 11:
Business Inventory:
It was suggested that wage levels be included on the business inventory.
Current Trends:
Service oriented businesses may be the most stable and not affected by trends and
recessions such as retail businesses. The aging population requires services. Mr. Marohn
stated he had written a section on import vs. export strategies. He will put that section
back in for future discussion. We could consider having both export and import
strategies to build a stable situation.
National data is referred to in Line 20. Closer data may be more relevant. After much
discussion, it seems people live outside Pequot Lakes that work here.
Aging infrastructure will be looked at in the Infrastructure Section.
Aging population — new data will be available after the census.
More connected world — Pequot Lakes does have an advantage for internet service which
allows competition. Line 40 could be more specific with technology.
Minutes 2
Pequot Lakes Planning Commission
January 21, 2010
