OPEN FORUM: None <br /> NEW BUSINESS: <br /> a. B.A. Norrgard,Tiny House Representative <br /> Mr. Burslie explained that Ms. Norrgard had given her presentation to the Planning <br /> Commissions in Nisswa and Lake Shore and they had recommended we invite her. Beth <br /> Ann Norrgard explained she is a member of the Tiny House Collaborative,who are <br /> designers and tiny house advocates who desire to bring tiny houses as main stream <br /> housing options. Her tiny house is 78 square feet,but they can be as large as 300 square <br /> feet. Location or placement is an issue as these types of dwellings are not included in <br /> most zoning codes. <br /> b. Thomas P. Peterson, applicant <br /> Applicant requests a Metes and Bounds Subdivision <br /> Mr. Burslie explained the Staff Report. Applicant was not present.A previous <br /> subdivision had been approved for this parcel,but the applicant is now creating a <br /> smaller Tract B. Discussion followed regarding removal of the dilapidated structures. <br /> PLANNING COMMISSION MEMBER ENGELS MOVED TO APPROVE THE <br /> METES AND BOUNDS SUBIDIVISION APPLICATION 17-4771 AND WAIVE <br /> THE ORDINANCE REQUIREMENT THAT REQUIRES ALL NON- <br /> CONFORMING STRUCTURES ON THE SUBJECT PROPERTY BE BROUGHT <br /> INTO CONFORMANCE AS PER SECTION 17-9.4 (2) OF THE LAND USE AND <br /> SUBDIVISION ORDINANCE BASED ON THE FOLLOWING FINDINGS OF <br /> FACT AND ONE CONDITION. PLANNING COMMISSION MEMBER <br /> HABEIN SECONDED THE MOTION. <br /> 1. The subject property is currently zoned Shoreline Residential. <br /> 2. The lot widths of the proposed parcels both meet the minimum standard of 100 <br /> feet. <br /> 3. Both of the proposed parcels meet the minimum area requirements of the <br /> Shoreline Residential zone. <br /> 4. The existing structure on Tract A located near the south property line of Tract B <br /> appears to be within the bluff impact zone and the OHW setback. The other <br /> structures also appear to be non-conforming as viewed on the aerial photo. Tract <br /> B is vacant. <br /> 5. The subject property is not adjacent to the municipal water and wastewater <br /> utilities.Tract B does not contain a dwelling. Tract A contains 3 private SSTS and <br /> a water well that is shared with Tract B. <br /> 6. The property is suitable in its natural state for the intended purpose and this lot <br /> split would not be harmful to the health, safety,or welfare of future residents or of <br /> the community. <br /> 7.
