WIDSETH <br /> March 1, 2017 SMITH <br /> NOLTING <br /> Bram erd113azter <br /> Honorable Mayor and Council Members 7804 Industrial Park Road <br /> City of Pequot Lakes PO Box 2720 <br /> 4638 County Road 11 Baxter,MN 56425-2720 <br /> Pequot Lakes, MN 56472 218.829.5117 ail <br /> 218.829.2517 el <br /> Brainerd@wsn.us.com El <br /> RE: Proposal for Schematic Design Services: New Maintenance Facility WidsethsmithNoltJngcom <br /> Honorable Mayor and Council Members: <br /> Widseth Smith Nolting (WSN) is pleased to submit our proposal to provide Schematic Design Services for <br /> a new Maintenance Department facility located on a new site, including a fabric dome salt storage shelter. <br /> Based on the City Council's discussions these last few months of the Feasibility Study, we understand the <br /> basic parameters of the project to be as follows: <br /> • The new site will be located immediately south of Derksen Road between the west Right-of-Way <br /> (RAN) line of the new 4-lane Highway 371 and the east RNV line of Morehouse Drive extended <br /> south (in the northern portion of the City's old wastewater spray irrigation field). <br /> • The intersection of Morehouse Drive and Derksen Road includes a City sanitary sewer manhole <br /> and a dead-end City watermain. These will provide connection points for sanitary sewer and water <br /> service lines to the new site. <br /> • Site planning to include a maintenance building (with office), a fabric dome salt storage shelter and <br /> a stormwater infiltration area. The layout is to consider future building expansions, an unheated <br /> storage building and buffering to adjoining parcels. <br /> • Maintenance building construction to be a pre-engineered timber column structure with metal roof <br /> and wall panels as well as in-floor heat. However, dependent on the final layout, the span of the <br /> building may require a pre-engineered steel building system. <br /> • Maintenance building spaces shall include truck and equipment parking, an office, restroom, small <br /> kitchenette, and a multi-purpose room. <br /> • Two (2) overhead doors (one for entering and one for exiting). <br /> Based on the above listed information, we propose the following scope of services: <br /> Schematic Design: <br /> • Design Kick-off meeting with City personnel to discuss initial design. This meeting will include <br /> discussions about the type of mechanical and electrical systems for the facility. <br /> • Generate initial concepts for the site and building floor plans incorporating code and ordinance <br /> requirements as well as maintenance department vehicle and equipment turning movements and <br /> traffic circulation patterns. <br /> • One design review meeting with the City. <br /> • Refine design to reflect input from our review meeting. <br /> • Prepare probable construction costs for your overall project planning. <br /> • At the conclusion of the Schematic Design phase, we will provide a preliminary site plan, floor plan, <br /> exterior building elevations along with probable construction costs. <br /> WSN proposes to complete schematic design for the lump sum amount of$9,600. <br /> Engineering Architecture Surveying I Environmental <br />
