GWIRONVYVII
INSTITUTE
'Toll Free 866 900 3064 Fax 866 9241928
July 26, 2011
Mayor and City Council
City of Pequot Lakes
4638 County Road 11
Pequot Lakes, MN 56472
Re: Planning Commission Report
Dear Mayor and City Council,
The Planning Commission met for their regularly scheduled July meeting at which there
were two public hearings. They are forwarding two recommendations at this time.
i) Ordinance Amendment for Industrial Park Subdivision Overlay
District. City of Pequot Lakes, Applicant. Application 11 -3891. An
ordinance amendment has been prepared that would streamline the process for
subdividing lots in the Industrial /Business Park.
In coordination with the EDC and BLAEDC, the Planning Commission has
prepared an ordinance amendment to simplify the subdivision process in the
industrial park. With the amendment, property owners in the industrial park can
subdivide their land without the need to plat. A subdivision can be completed
with a description from a surveyor and a quick site visit. This will reduce the time
it will take for a subdivision to occur from three months or more to mere hours.
This amendment implements recommendations from the (currently unapproved)
2011 Comprehensive Plan, building on work that was done last year to reduce the
lot size, coverage limits and setback requirements within the Industrial Park.
When this amendment is approved, Staff will be coordinating with Shelia
Haverkamp of BLAEDC and the EDC to coordinate the marketing of Industrial
Park properties to potential investors.
The overall goal of this approach is to squeeze more value out of the Industrial
Park properties. There is a significant public investment in the infrastructure
serving these properties and both the Planning Commission (through the
comprehensive plan process) and the EDC have recognized that our highest
return on this public investment will come about by increasing the capacity for
private- sector investment in the park.
WWW.COMMUNiTYGROWTH.COM WWW.STRONGTOWNS.ORG
