3. Design Criteria. <br /> / - . - . - - <br /> standards for sewage disposal and provision of water. <br /> B. Setbacks. Setbacks from the exterior boundary of the site shall be <br /> the same as required in the underlying district. Side setback <br /> requirements shall be waived to allow flexibility in site design. <br /> However: <br /> (1) Individual buildings shall be separated by a minimum of <br /> ten feet. <br /> (2) The Planning Commission may establish setbacks, as <br /> necessary to buffer agricultural, forestry and water use <br /> activities from residential uses. <br /> C. Maximum Coverage by Structures. Same as underlying district as <br /> applied to the entire parcel prior to subdivision, except—in—thc <br /> Transition Residential zone where impervious coverage may bo <br /> to - .- <br /> conditions are met: <br /> (1) The property containing the proposed subdivision lies <br /> outside of shoreland areas (1000 feet of a protect water). <br /> (2) The applicant has submitted a stormwater retention plan <br /> showing the containment of the volume of water resulting <br /> from a 10 year, 24 hour storm event on the parcel. This <br /> stormwater plan must be completed to the satisfaction of <br /> the City of Pequot Lakes. <br /> (3) Direct runoff of stormwater to adjacent properties and <br /> infiltration ponds, swales, filtration strips, or other <br /> acceptable permanent means. <br /> D. Maximum Building Height. Same as underlying district. <br /> 11. Subdivision Design Residential Lots. <br /> A. The configuration and size lots shall be varied and blend with the <br /> natural features of the site in order to retain the natural, rural <br /> character of the site, particularly as viewed from public roadways. <br />
