2. Establishment of a Conservation Parcel. <br /> A. Each RCS development shall contain a contiguous Conservation <br /> subdivided. <br /> B. The Conservation Parcel may be owned by a homeowners <br /> association, corporation, partnership, land trust, individual, or other <br /> legal entity. <br /> C. The following uses of the Conservation Parcel are permitted, <br /> subject to any land use limitations in the underlying district: <br /> (1) Agriculture, <br /> (2) Forestry, <br /> (3) Passive recreation, <br /> (4) Natural areas including, but not limited to, critical areas <br /> and associated buffers, and wildlife corridors. <br /> (5) Single family dwelling with a conservation easement is <br /> placed over the Conservation Parcel restricting further <br /> development, <br /> D. The Conservation Parcel shall contain any significant resource <br /> identified within the property to be subdivided including but not <br /> limited to wetlands, historical sites and wildlife corridors. <br /> opportunities to compatible agricultural and forestry uses and <br /> protection of sensitive environmental resources, the Conservation <br /> Parcel shall, to the greatest extent possible, be a single contiguous <br /> parcel and shaped so as to be usable for resource uses.
