7. Such occupation does not generate more than two (2) customer vehicles at one <br /> time. <br /> 8. Such occupation must provide off-street parking, but no more than two(2) <br /> spaces. <br /> 9. There shall be no exterior storage of equipment or materials used in the home <br /> occupation, except personal automobiles used in the home occupation may be <br /> parked on the site. <br /> 10. One sign no larger than 12 square feet shall be permitted on site. <br /> 11. No home occupation shall be conducted between the hours of 10 PM and 7 AM <br /> unless said occupation is contained entirely within the principal building and will <br /> not require any on-street parking facilities. <br /> 12. No home occupation shall require exterior or significant interior renovation or <br /> alteration not customarily found in dwellings except where required to comply <br /> with local and state fire and police recommendations. <br /> 13. A person having a home occupation shall provide proof of meeting the above <br /> requirements if complaints are received by the City. <br /> Section 70.040 provides additional screening guidelines for commercial uses adjacent to <br /> residential uses. <br /> In addition to meeting the conditions listed above, the Planning Commission must also <br /> consider the following items prior to approving any conditional use permit: <br /> 1. The maintenance of the public health, safety and welfare. <br /> 2. The location of the site with respect to existing and proposed access roads. <br /> 3. Its compatibility with adjacent land uses. <br /> 4. Its compatibility with the intent of the zoning district in which such use is <br /> proposed. <br /> 5. Its compatibility with the objectives of this Ordinance and its consistency with <br /> the Comprehensive Plan. <br /> Further, the Ordinance directs that the Commission evaluate the effects of the proposed <br /> use on: <br /> 1. The prevention and control of water pollution, including sedimentation and <br /> nutrient loading. <br /> 2. Existing topography and drainage features and vegetative cover on the site. <br /> 3. The erosion potential of the site based upon the degree and direction of slope, <br /> soil type and existing vegetative cover. <br /> 4. The need for the proposed use for a shoreland location. <br /> 5. The amount of liquid waste to be generated and the adequacy of the proposed <br /> sewage treatment system. <br /> 6. The visibility of structures and other facilities as viewed from public waters <br /> 7. Adequacy of the site for water supply and on-site sewage treatment systems. <br /> 8. The types, uses and numbers of watercraft that the project will generate in <br /> relation to the suitability of public waters to safely accommodate these <br /> watercraft. <br /> January 2004 Staff Report Page 4 <br />
