O. Box 117
Pequot Lakes, MN 56472
RE: Request for Conditional Use Permit for a Church in the Commercial Zone.
Dear Sirs:
Please be advised that on January 6, 2004, the City Council approved your
Conditional Use Permit based on the following findings of fact;
_ 1. The property is located just south of the Industrial Park. It is bordered
on all sides by public right-of-way. There are two proposed accesses
off of County Road 112.
2. Neighboring land uses are industrial and commercial, which the
proposed use is compatible with.
3. The church has been in this location for 14 years. The Industrial Park
has developed adjacent to it over the last ten years.
4. The proposed use is consistent with the intent of the Commercial
zoning district containing traffic patterns and peak usage patterns
consistent with commercial property.
5. The proposal is consistent with the objectives of the Ordinance, which
provides for churches to be placed in the Commercial zone.
6. Water demand and wastewater treatment is proposed to be handles
on-site. As such, the expansion will not create additional strain on
municipal facilities_
7. The applicants have submitted a site design for a sewage treatment
system, which is adequate to handle projected flows.
8_ The proposed use is not within the shoreland zone and is not visible
from public water, but is located within view of the Paul Bunyan Trail.
9. The site is relatively flat. There are no significant alterations of the
landscape planned or required with this development.
10.The proposed impervious coverage is 19.3%, which is much less than
what is allowed in the zone.
