Box 117 <br /> Pequot Lakes, MN 56472 <br /> RE: Request for Conditional Use Permit for a Church in the Commercial Zone. <br /> Dear Sirs: <br /> Please be advised that on January 6, 2004, the City Council approved your <br /> Conditional Use Permit based on the following findings of fact; <br /> _ 1. The property is located just south of the Industrial Park. It is bordered <br /> on all sides by public right-of-way. There are two proposed accesses <br /> off of County Road 112. <br /> 2. Neighboring land uses are industrial and commercial,which the <br /> proposed use is compatible with. <br /> 3. The church has been in this location for 14 years. The Industrial Park <br /> has developed adjacent to it over the last ten years. <br /> 4. The proposed use is consistent with the intent of the Commercial <br /> zoning district containing traffic patterns and peak usage patterns <br /> consistent with commercial property. <br /> 5. The proposal is consistent with the objectives of the Ordinance, which <br /> provides for churches to be placed in the Commercial zone. <br /> 6. Water demand and wastewater treatment is proposed to be handles <br /> on-site. As such, the expansion will not create additional strain on <br /> municipal facilities_ <br /> 7. The applicants have submitted a site design for a sewage treatment <br /> system, which is adequate to handle projected flows. <br /> 8_ The proposed use is not within the shoreland zone and is not visible <br /> from public water, but is located within view of the Paul Bunyan Trail. <br /> 9. The site is relatively flat. There are no significant alterations of the <br /> landscape planned or required with this development. <br /> 10.The proposed impervious coverage is 19.3%, which is much less than <br /> what is allowed in the zone. <br />
