March 1,2004 <br /> NWT LP <br /> Joni Tulenchik <br /> 3975—32nd Avenue SW <br /> Pine River,MN 56474 <br /> Re: The Ridge Final Plat <br /> Dear Ms. Tulenchik: <br /> We wrote you last August in reference to your plat of The Ridge in the City of Pequot Lakes. <br /> At that time,we reiterated that you have preliminary plat approval and that the approval was <br /> valid for a period of twelve months. We stated that, if not acted upon within twelve months, <br /> the approval will expire and you will have to repeat the preliminary plat process if you <br /> wished to subdivide the property. <br /> Your preliminary plat approval is set to expire on March 4,2004. It does not seem likely that <br /> you will have a completed final plat application submitted by that time. If you are working <br /> on such an application and have simply not been able to meet the deadline,please contact us <br /> right away and indicate when you anticipate having the application completed. We can <br /> approach the Planning Commission and request an extension,but we will need some type of <br /> schedule for completion if we are to be successful in getting an extension. <br /> We indicated in our August 2003 letter that, since The Ridge was approved,the City of <br /> Pequot Lakes has undertaken an extensive planning process within the City. It is apparent <br /> that we are taking a different approach to development. At a basic level,that approach <br /> discourages commercial development that sprawls along Highway 371. Given this vision for <br /> the community, it is not clear that The Ridge as presented would be approved a second time. <br /> If we can assist you in completing your final plat application,please do not hesitate to contact <br /> us.
