Plastic panels are permitted when combined with modular exposed structural systems or modular curtain <br /> wall systems or as a limited use in decorative elements on principal features of a building <br /> b. All subsequent additions and outbuildings constructed after the erection of an original building or buildings shall be <br /> constructed of materials comparable to those used in the original construction, and shall be designed in a manner <br /> conforming with the original architectural design and general appearance. <br /> c. The colors of materials used shall be of earth and/or neutral tones. <br /> d. No billboards, signboards or advertising signs shall be permitted,except as provided in Article VII of this ordinance. <br /> e. No structure of a temporary character,trailer,tent or shack shall be constructed,placed on or maintained upon the <br /> property,except accessory to and during construction of permanent buildings or as permitted by the Planning <br /> Commission. <br /> SECTION 15.16:LOADING, UNNLOADING AND PARKING <br /> a. All outdoor activities such as loading and unloading shall be located a minimum of 100'from any property in a residential <br /> district and where possible shall be located on the side of the building farthest from a residential district. <br /> b. Loading and service areas shall not face directly on a public street. Maneuvering and truck loading areas shall be at least <br /> fifty percent(50%)screened,or to a height of four feet(4)from the eye level from all roadways,whichever is less. <br /> c. Manufacturing,fabrication,processing and warehousing required loading space as follows: one loading berth for each <br /> building having 3,000 square feet of floor area plus one loading berth for each additional 25,000 square feet of floor area <br /> to 100,000 square feet plus one loading berth for each 50,000 square feet of floor area over the first 100,000 square feet <br /> of floor area. <br /> d. The parking lot shall be designed to meet all drainage and landscape requirements of this section. All of the area intended <br /> to be utilized for parking space and driveways shall be surfaced with a material which controls dust and drainage. <br /> Parking areas for less than 3 vehicles shall be exempt. Plans for surfacing and drainage shall be designed to meet all <br /> requirements of this section and approved by the City Engineer. <br /> e. Under no circumstances shall required parking facilities accessory to residential be used for the storage of commercial <br /> vehicle or for the parking of automobiles belonging to the employees,owners,tenants or customers of nearby business <br /> or manufacturing establishments. <br /> f. Required off-street parking space shall not be utilized for open storage of goods or for the storage of vehicles which <br /> are inoperable or for sale or for rent. <br /> g. Business and industrial off-street parking spaces shall not be less than 20 feet from an adjacent lot zoned or used <br /> for residential purposes. <br /> h. Spaces accessory to businesses and industries must be on the same lot as the principal use served. <br /> i. Parking spaces shall conform to the requirements of Article VI of the ordinance. <br /> j. Parking areas shall be designed so as to provide adequate means of access to public streets. Such driveway access shall <br /> a. not exceed 30 feet in width. <br /> k.
