developments; <br /> 2. physical and aesthetic impacts of increased density; <br /> 3. suitability of lands for the planned unit development approach; <br /> 4. level of current development in the area;and <br /> 5. amounts and types of ownership of undeveloped lands. <br /> SECTION 14.43:PERMISSIBLE AND CONDITIONAL USES <br /> SECTION 14.431:LAND USES <br /> The land use classification list includes many uses of land,but is not meant to be all-inclusive. For uses not included in this <br /> list,application shall be made to the Planning Commission for interpretation. <br /> SECTION 14.432:PERMITTED USES <br /> Land use marked"P"in the classification list is permitted in the district subject to general provisions of the Zoning Ordinance. <br /> SECTION 14.433: CONDITIONAL USES <br /> Land uses marked "C" in the classification list is permitted in the district only if a conditional use permit is granted by the <br /> Planning Commission. Classification has reference to commercial type developments and not home occupations. Land uses <br /> not classified will be processed as Conditional Use Permits. <br /> SECTION 14.435: DOCKS REQUIRING CONDITION USE PERMITS <br /> "Dock"means a narrow platform whether seasonal or permanent extending waterward from the shoreline intended for ingress <br /> and egress for moored watercraft or to provide access to deeper water for swimming,fishing,or other water-oriented <br /> recreational activities. Elements considered part of a dock are storage lockers less than three feet in height measured from the <br /> platform of the dock and benches. Elements not pertinent to a dock that are prohibited include walls,railings or fences <br /> attached to a dock. <br /> "Dock Length"shall be measured from the Ordinary High Water Mark on a line parallel to the property sidelines as extended <br /> into the lake. <br /> Dock permits may be required from the MN Department of Natural Resources,the Corps of Engineers,or other entities with <br /> Jurisdiction. <br /> 1. Docks over 75 feet in length in wetlands located below the ordinary high water mark except seasonal docks in <br /> existence and used within the preceding twelve months prior to the effective date of this amendment <br /> 2. Docks within 10 feet of a line parallel to the property sidelines. <br /> 3. Docks which provide more than two slips and serve more than one property. <br /> :SECTION 14.44:LAND USE CLASSIFICATION DEFINITIONS <br /> The abbreviations and definitions of land uses in the classification list are as follows: <br /> A/F: Ag/Forestry means agricultural or silvicultural land use.Typically large parcels in excess of 10 acres,allowable single <br /> Family density, 1 unit per 10 acres,or more.May include County Tax Forfeit. <br /> WR: Wooded Residential means low density, off lake shoreland or similar land use, and wooded land serving both as a <br /> buffer between ag/forestry and residential uses,and as a rural single family setting with limited ag/forestry uses, 1 unit <br /> per 1 acre. <br /> MR: Medium density residential means lakeshore,shoreland,previously developed shoreland,or areas served by public <br /> sewer. Density controlled by lake classification- 1 unit per 15,000 square feet(sewered)or 20,000 square feet <br /> (unsewered)minimum.
