If the Commission believes that it is, we recommend that, based on the findings provided <br /> in this report,the preliminary plat be approved with the following conditions included to <br /> address questions raised in the findings of fact: <br /> 1. The applicant shall show building sites and sewage treatment sites for all of <br /> the lots in Block 1 and Block 2. <br /> 2. The applicant shall provide sewage treatment system designs on all odd- <br /> numbered, one-acre lots. <br /> 3. The right-of-way of Pinekrist Court shall be extended east to the edge of the <br /> parcel. <br /> 4. The cul-de-sac shall be changed from right-of-way to a temporary easement to <br /> the City. Road construction shall end at this easement. <br /> 5. Sixty-six feet of right-of-way shall be provided between Lots 8 and 9, Block 2 <br /> to the edge of the parcel. <br /> 6. Outlot B shall be designated as right-of-way. <br /> 7. The right-of-way of North Branch Trail shall be redesigned to intersect <br /> Pinekrist Court at a perpendicular. <br /> 8. The applicant shall provide a road improvement plan acceptable to the City <br /> Engineer. Plan must indicate centerline grade and cross sections conforming <br /> to the City standards. <br /> 9. The applicant and Staff shall review the City's policy on street names to <br /> ensure conformance. Street names shall be changed if they do not conform to <br /> the requirements of the Ordinance. <br /> 10. Applicant shall provide all of the required concurrent documents prior to final <br /> plat approval by the Planning Commission. <br /> 11. The applicant shall complete the final platting process within 12 months or the <br /> preliminary plat approval will be voided. <br /> The applicant shall note that a park dedication fee will be required as part of the final plat <br /> process. <br />
