MINUTES <br /> PEQUOT LAKES REGULAR PLANNING COMMISSION MEETING <br /> JULY 18, 2002 <br /> PRESENT: Bill Habein, Joe Dotty, Cheri Seils, Karl Moon, Craig Nagel, Mark Hallan, <br /> Barb Sjoblad and Dona Trenkenschuh. ABSENT: Martin Nelson, Tom Woog and John <br /> Derksen. <br /> ZONING ADMINISTRATORS: Charles Marohn and Dennis Slayton. <br /> The meeting was called to order by Craig Nagel, Commission Chairperson, at 6:30 p.m. <br /> APPLICANT: Joni Tulenchik <br /> Represented by Kevin McCormick of Landecker& Assoc. <br /> Applicant requests preliminary plat approval of Executive Branches. <br /> Mr. Marohn explained his Staff Report. He also pointed out to the Commission that if <br /> there are going to be any conditions attached to the plat, they must be made at the time of <br /> the preliminary plat approval. He also stated that there is no Park Dedication Fee in the <br /> Ordinance. It was determined that the Park Dedication Fee had been passed earlier and <br /> was merely not included in the copies of the Ordinance. <br /> Mr. McCormick presented a new plan, one not included with the application. Outlot B <br /> had been removed and Lot 17 was odd shaped. <br /> Mr. Slayton asked if the Tulenchik's had received permission from the Department of <br /> Natural Resources allowing access to the Paul Bunyan Trail. <br /> A monitoring well was discussed, as well as Block 2 being over the Wellhead Protection <br /> Area. The Wellhead Protection Plan is not complete at this time. <br /> MPCA Permit requirements were also discussed, as well as the Forest Management Plan <br /> if over 10 acres are harvested. It was determined that clearing the right -of—way would <br /> be just under 9 acres. <br /> John Brunes was in attendance and owns the property just north of the proposed plat. He <br /> questioned whether there was a setback from the lot line along North Branch Trail. The <br /> right-of-way runs along the lot line on the Tulenchik property. <br /> Signage was questioned. Mr. McCormick advised that there would be no signs. <br /> A motion was made by Karl Moon, seconded by Mark Hallan, to approve the preliminary <br /> plat with the following conditions: <br />
