RICKARD, ROBERT CUP #191 RECREATIONAL VEHICLE SALES <br /> 910-221-402-DAC-009 STAFF COMMENTS 5/16/02 <br /> PUBLIC RESPONSES: <br /> REQUEST: To sell Recreational Vehicles and service/repair RV units. <br /> ZONING: The property is zoned Commercial and within the HWY#371 Corridor <br /> SITE PLAN & ON SITE REVIEW: The site plan identifies the proposed Pole Building as <br /> being 56' from the Right of Way of Hwy#371 and 25' from the south property line. Customer <br /> parking is located between the building and the ROW with RV storage located to the west of the <br /> building. A conforming septic system for the office has been designed along with a holding tank <br /> for floor drains. <br /> HWY#371 CORRIDOR CONFORMITY <br /> • There is no indication of type, height, square footage etc for on-site signs. A sign attached to <br /> the building has been issued, this sign is for 64 sq ft. <br /> • Vegetative buffer between the building and Hwy#371 does not have the specification for the <br /> correct number of trees, etc, 30-040. <br /> COMMERCIAL ZONING DISTRICT/PERFORMANCE STANDARDS CONFORMITY <br /> • Lot conforms to minimum size for C-1 District <br /> • Landscape Plan does not comply with minimum standards section 60-050. Screening has not <br /> been identified on the west, adjacent to Residential Zoned property, 75-030. <br /> • 15 Parking spaces are required with 17 shown including 2 handicap spaces(this would <br /> accommodate the retail sales of 1500 sq ft, only). Repair facility(3000 sq ft) parking should <br /> be determined by the Township Board upon review by the Planning Commission, 75-040. <br /> • Open Parking area exceeds greater than 60% open to sky, 75-030. <br /> • Lighting on a previous site plan depicts 2 lights, no specification for lights etc is given, <br /> 75.030. <br /> • The type of parking/drive surface should be discussed. <br /> GRADING& EXCAVATING: <br /> Soil& Water Consevation District is examining the plans for storm water runoff and retention. <br /> ROAD ENTRANCE: <br /> MDOT has not issued an ingress/egress permit for this property. <br /> HWY 371 CORRIDOR, FUTURE BACKAGE ROAD: The property is located along the <br /> Hwy 371 Corridor. The site is buffered by existing vegetation from the corridor. While there is <br /> not an exact location of the backage road, it is intended to be at the west lot line. This tract <br /> would then be bordered by 2 public roads with a proposed entrance on the west and vacating the <br /> entrance on#371. <br />
