Any use listed as a Conditional Use in this Ordinance shall be permitted only upon application to the Zoning Administrator, review and recommendation of the Planning and Zoning Board, and approval and issuance of a Conditional Use Permit by the Sibley Town Board. The applicant for a conditional use permit shall fill out and submit to the Zoning Administrator an Application for Conditional Use Permit When such permit is completed and submitted, the appropriate fee shall be paid in order for the application to be considered complete and to receive consideration by the Planning and Zoning Board. A thorough site evaluation shall be conducted by the Zoning Administrator and the Planning and Zoning Board prior to consideration of the permit. A. In considering the granting of any conditional use permit throughout the Township, the Planning and Zoning Board and Town Board shall evaluate the effect of the proposed use upon: 1. The maintenance of the public health, safety and welfare; 2. The location of the site with respect to existing and proposed access roads; 3. Its compatibility with adjacent land uses; 4. Its compatibility with the intent of the zoning district in which such use is proposed; 5. Its compatibility with the objectives of this Ordinance and its consistency with the Comprehensive Plan. RECOMMENDED CONDITIONS: 1. Display area and storage area shall be shown on the site plan. 2. The PC should specify a maximum number of display units. 3. 100% screening of all stored RV's for repair from all public roads 4. Hours of operation should be specified. 5. No accumulation of debris & rubbish on property 6. Pole Building not be used for habitation, or other than identified in CUP 7. Pumping records for Class V injection well be submitted to Sibley Township, with in 10 days upon pumping. 8. Acquire MPCA and EPA permits for disposal of oils, antifreeze, solvents etc, toxic wastes. All permits be current and on file with Sibley Township. Recycle and management plan be on file with the Township. 9. CUP permit be reviewed in 3 years. 10. Permit be acquired from MN DOT and ingress/egress be completed and approved prior to issuance of Sibley Township CUP. 11. Any conditions not adhered to will automatically null and void the CUP. 12. Handicap parking and building entry area be of bituminous surfacing or equal. 13. All plans shall comply with Sibley Township Ordinance 14. Comply with all conditions of the Building Permit prior to issuance of CUP.
