John Dotty no longer agrees to removal of his <br /> existing entrance at this time, so Mn/DOT engineering staff reviewed again the VonRo request for a new entrance to <br /> T.H. 371. Mn/DOT will still allow one entrance subject to the following conditions: <br /> 1. The new entrance will still be centered on the north property line of the VonRo parcel (as agreed to by Roger <br /> hardy). This location is approximately 650 feet north of Blueberry Lane. <br /> 2. The existing Dotty entrance approximately 315 feet north of the approved entrance site will be allowed to <br /> remain as is for now,but only because there is no current development or commercial activity on that parcel. <br /> Any future development planned for the Dotty parcel will require that an entrance permit application be <br /> applied for to Mn/DOT by either Dotty or new owners. (MN Rules 8810.5200,MN Statute 160.18, <br /> subdivision 3: "Changes in Use-In the event of a change in land use or major change in the traffic pattern of <br /> the existing facility,existing driveways are not automatically perpetuated and new driveway access <br /> applications shall be submitted."). Mn/DOT will pursue a shared entrance and other access improvements in <br /> the area at that time.Mn/DOT requests that the Planning and Zoning Commission keep us informed of all <br /> future development applications along the 371 corridor. <br /> 3. The new entrance must be constructed to commercial standards (32' width,35' radii, etc.)by the applicant. <br /> 4. A southbound right turn lane and northbound bypass lane must be constructed by the applicant. Mn/DOT will <br /> layout construction limits and do all highway striping. <br /> 5. Limited tree removal,brush clearing and limbing in the entrance area and on the Right of Way(R/W) south of <br /> the entrance will be allowed for entrance construction and business visibility,but only after Mn/DOT field <br /> review and marking of selected trees for removal. <br /> 6. VonRo Corp, acknowledges that future 4 lane project in this area could result in the loss of direct access to <br /> T.H. 371,with access then provided thru a frontage or backage road system. <br /> Construction requirements and specifications will be included in the approved permit.
