A motion was made by Karl Moon, seconded by Marty Nelson, to approve the <br /> Conditional Use Permit for a Planned Unit Development, subject to the following <br /> conditions: <br /> 1. The applicant shall submit an erosion control/stormwater management plan. <br /> 2. Each individual unit shall have, and shall be considered, a separate water and <br /> sewer connection. Each individual until shall be a separate water meter. <br /> All members voted"aye". Motion carried. <br /> APPLICANT: Carl and Colleen Smith. <br /> Applicant requests Preliminary Plat approval of First Addition to Trailview Townhomes. <br /> Applicant was present: Corky Smith, Coraleen Dr., Nisswa. <br /> Mr. Marohn explained his Staff Report. Mr. Smith indicated that there will be one <br /> Association for Trailview Townhomes and First Addition to Trailview Townhomes and <br /> that the same maintenance people will maintain both common areas. He also indicated <br /> that there is a 3" and a 4" well that may be used for irrigation and have not been <br /> abandoned. <br /> A motion was made by Karl Moon, seconded by Cheri Seils, to approve the Preliminary <br /> Plat of First Addition to Trailview Townhomes, subject to the following condition: <br /> 1. If the two existing wells are not used for irrigation purposes,they must be <br /> properly abandoned in coordination with the Minnesota Department of Health.. <br /> All members voted"aye". Motion carried. <br /> APPLICANT: Warren and Ann Sunderland. <br /> Applicant requests Ordinance modification to include athletic facilities as a permitted use <br /> in the Exempt Commercial District. <br /> Applicants were not present. <br /> Mr. Marohn explained his Staff Report. He also explained that the Exempt Commercial <br /> District has zero setbacks and no parking requirements and is a downtown walking <br /> environment. Darlene Schaefer wondered if there would be noise problems from loud <br /> music that may keep customers away. Cathy Malecha pointed out that there is Minnesota <br /> Truss and a Beauty Shop on either side. Mr. Marohn stated that this area is designated as <br /> Downtown Mixed Use in the proposed integrated growth plan. The idea is to create a <br /> pedestrian friendly environment rather than an auto-oriented one. <br /> A motion was made by Karl Moon, seconded by Mark Hallan, to deny the request.
