It is difficult to see why <br /> this 18 acre parcel would be zoned Rural Residential and not all of the properties in the <br /> northeast corner of the City. <br /> Based on these considerations,we offer the following findings of fact for you to consider: <br /> 1. The parcel is currently zoned Agriculture, which is the correct zone for the <br /> property. <br /> 2. Agriculture zoning is consistent with the City's existing comprehensive plan, <br /> which calls for this area to remain agricultural to preserve agricultural lands. <br /> 3. Satellite imagery of the property indicates that, except for a small forested <br /> section in the NW corner,the entire property is grassland. <br /> 4. The present development on the parcel is single-family residential. It has <br /> been farmed in the past but the applicant has indicated that they are no longer <br /> farming there. <br /> 5. At this stage in the comprehensive planning process,rezoning this parcel to <br /> Rural Residential is not consistent with the City's vision. <br /> x <br /> t <br /> It should also be noted that our records indicate that the property is over 32 acres. If the <br /> parcel has been split with a north/south line as indicated in this drawing, we are unclear <br /> when this was done.
