reviewed by the City Attorney and must be accepted by the Planning
Commission prior to final plat approval.
6. Prior to final plat approval, the applicant shall delineate the buildable area on
each lot. As part of the final plat application, the applicant shall provide the
City with a separate 11x17 drawing for each lot indicating which parts exceed
15% slope and which areas are able to be disturbed under Condition 5. These
drawings must be in a condition suitable for future field reference acceptable
to the Planning and Zoning Administrator. Prior to final plat approval, those
areas that are able to be disturbed under Condition 5 shall be marked and
flagged with temporary staking. The staking shall remain in place at least
until the property is transferred to another owner.
7. Prior to additional grading on the site, the applicant shall secure an NPDES
permit. A current copy of the permit shall be filed with the Zoning Office
during all phases of the road project. Also prior to additional grading on the
site, the applicant shall also submit a temporary vegetation/stabilization plan
that addresses ongoing erosion concerns in a manner acceptable to the
Planning Commission.
As stated above, there are numerous conditions to be met prior to or concurrently with the
final plat application. Based on that fact, we have determined that your current final plat
application is incomplete. We are returning it to you with this letter. We look forward to
receiving the required information so we can get it in front of the Planning Commission
and move you ahead to the final plat process.
The City has scheduled a public hearing for March 20 to consider the zoning of the
property. We would appreciate receiving your written findings supporting a Commercial
zoning classification as soon as possible so we can forward them to the Commission
members. Based on the approval of the preliminary plat, we do not anticipate any issues
with getting a Commercial classification established on the property, but would
appreciate your suggested findings nonetheless.
If you have any questions on these issues feel free to contact Charles Marohn or myself
Sincerely,
CITY OF PEQUOT LAKES
Dawn Bittner
Planning and Zoning Department
Cc: Planning Commission
Charles Marohn
David Landecker
Don Bye
