MINUTES <br /> PEQUOT LAKES NOVEMBER PLANNING COMMISSION MEETING <br /> DECEMBER 2, 2002 <br /> PEQUOT LAKES FIRE HALL <br /> PRESENT: Bill Habein, Marty Nelson, Barb Sjoblad, Karl Moon, Craig Nagel, Mark <br /> Hallan, Joe Dotty, and John Derksen. <br /> ZONING ADMINISTRATOR: Charles Marohn. <br /> The meeting was called to order by Craig Nagel, Commission Chairperson, at 6:30 p.m. <br /> APPLICANT: City of Pequot Lakes. <br /> Application: Ordinance revisions to Section 60 to allow Residential Planned Unit <br /> Developments in the Commercial zone. <br /> Mr. Marohn explained his Staff Report. <br /> Cheri Sells arrived at 6:35. <br /> Discussion followed regarding the development proposed by Carl Smith, his specific <br /> location, and other commercial areas within the City. Commercial versus residential next <br /> to the Trail was discussed, as well as implications in the marketplace. <br /> A motion was made by Karl Moon, seconded by Marty Nelson, to recommend the <br /> addition of"Residential Planned Unit Development"as a conditional use in Section <br /> 60.030. All members voted"aye". Motion carried. <br /> APPLICANT: Carl and Colleen Smith. <br /> Applicant requests a Conditional Use Permit for a Planned Unit Development. <br /> Mr. Marohn explained his Staff Report. <br /> Applicant was present. Mr. Smith stated that if the plans were changed from duplexes to <br /> quads or two-story,the marketability would not be there as windows would be lost and <br /> stairs would be a problem for the 55 and older group. Reducing density increases cost. <br /> Association would maintain open areas. <br /> John Dotty's letter was read into the Minutes. <br /> Tom Woog arrived. <br />
