PEQUOT LAKES AND SIBLEY TOWNSHIP PLANNING COMMISSION HEARINGS <br /> MAY 16,2002 <br /> SIBLEY TOWNSHIP HALL <br /> PRESENT: Craig Nagel,Tom Woog,Karl Moon,Mark Hallen,Cheri Seils, Joe Dotty,Bill Habein, <br /> Marty Nelson,Dona Trenkenschuh,John Derksen ABSENT:Barb Sjoblad, <br /> ZONING ADMINISTRATORS:Chuck Morahn,Dennis Slayton <br /> APPLICANT: Ron Schaefer <br /> 6014 N. Sluetter Road <br /> Pequot Lakes,Minnesota.56472 <br /> Mr. Schaefer was requesting a re-zoning for a parcel from Wooded Residential to Commercial(This <br /> is a continuation of the April meeting) <br /> Mr. Schaefer stated that he felt this was an ideal place to put Commercial,by commercial he stated <br /> that he meant office building not a retail establishment. <br /> Chuck Morahn,Pequot City Administrator stated that the city had reviewed the neighborhood and <br /> their findings were: <br /> 1. Improperly zoned as Wooded Residential <br /> 2. Not to be zoned Commercial due to the 10 findings of facts. <br /> A. Transportation access to site is poor and road quality is deteriorated,not designed <br /> to support commercial traffic <br /> B. The adjacent commercial use is a laundry which is compatible with the residential <br /> properties <br /> C. There is a significant grade change at the rear of property <br /> D. Residential land uses in the area are not high-quality,but are also not deteriorated <br /> and prone to removal <br /> E. There are no storm water facilities available at the site <br /> F. Rezoning this to C would create a spot zoned WR parcel to the south <br /> G. The present development on the parcel includes a single family residence <br /> H. There are other vacant commercially zoned properties within the City <br /> I. It is unclear whether or not this request would conform with a overall planning <br /> vision or the City's Comp Plan. <br /> Mr.Schaefer felt that transportation issue was not relevant. <br /> Mr.Dotty stated he felt that this needs to be commercial and a good direction for commercial district <br /> to be moving. <br /> Mr.Schaefer asked what the Board felt was the best use for this parcel of land if not zoned <br /> commercial? <br /> Mr.Woog stated we need direction until there are interpretations in place. Now is not the right time <br /> to extend infrastructure. We need time to develop properly. <br /> Mr.Schaefer-Could this be split for Residential or multi-family? <br /> Church Morahn: We would need possibly 2 to 3 months to move forward in the planning process. <br /> Due to the fact that we are in transition with the City and Township,some planning issues have to be <br /> resolved and look at. <br />
