STAFF REPORT <br /> Application: Preliminary Plat of Trailside Estates <br /> Applicant: Carl&Colleen Smith <br /> Background Information: The property in question is located just north of downtown on <br /> County Road 112, with the southern parcel zoned Urban Residential and the two northern <br /> parcels zoned Transition Residential, at the time of the application.The applicant has applied to <br /> have the property rezoned to Urban Residential, and review of this application is contingent <br /> upon approval of the rezoning application. <br /> AL <br /> Ni - <br /> V <br /> _r w <br /> 4t 0 <br /> If J <br /> —.Grove St <br /> e <br /> The property consists of two parcels and the northern part of a third parcel to the south. In total, <br /> the property measures roughly 19.22 acres. The applicant proposes to subdivide this property <br /> into 8o residential lots, ranging in size from 6,600 square feet to 10,718 square feet. Seven lots <br /> are reserved as outlots for trail access, vegetative buffer, and drainage purposes. The plat <br /> proposes two access off of County Road 112 to the property and the applicant proposes to extend <br /> City sewer services to the plat. <br /> Applicable Statutes: As this preliminary plat application is contingent upon the rezoning of <br /> the northern two parcels to Urban Residential, this section will only list the applicable statutes <br /> for the Urban Residential Zone.
