STAFF REPORT <br /> Application: Final Plat of Island Vista <br /> Applicant: Earl Hemmerich <br /> Background Information: The Hemmerich property is located at the western shore of <br /> Sibley Lake, a General Development (GD) lake, on North Sluetter Road and is currently zoned <br /> Shoreline Residential. The property is approximately 8.8 acres in size, and the proposed <br /> subdivision would create seven lots, ranging in size from 25,66o square feet to 94,375 square <br /> feet. The preliminary plat was approved by the City Council in September with conditions. The preliminary plat for Island Vista was approved <br /> with the following conditions: <br /> i. The additional 33 feet of right-of-way to the west shall be acquired from the State of <br /> Minnesota. <br /> 2. The existing outhouse on Lot 3 and the existing cabin on Lot 4 shall be removed. In <br /> addition,the existing driveway shall be abandoned. <br /> 3. The existing garage on Lot 4 shall be removed within six months of approval of the final <br /> plat if a land use permit for a principle structure has not been obtained. <br /> Section 11.9 of the Ordinance outlines the procedure to follow in reviewing a final plat <br /> application and directs the Planning Commission to consider the following: <br /> i.
