Box 812 <br /> Pequot Lakes, MN 56472 <br /> Re: Waiver of 60-day Rule <br /> Preliminary Plat of Evergreen Fourth Addition <br /> City of Pequot Lakes <br /> To whom it may concern: <br /> This letter is to inform you that your application for the Preliminary Plat of Evergreen Fourth <br /> Addition has been tabled per the request of the applicant. The City would also like to <br /> acknowledge the applicant's waiver of the 60-day rule as detailed in Minn. Stat. 462.358, Subd. <br /> 3b. <br /> The public hearing for the application for the Preliminary Plat of Evergreen Fourth Addition will <br /> be placed on the upcoming Planning Commission meeting agenda. The meeting will be held on <br /> Thursday, August 25, 2005 at City Hall at 6:30 p.m. The application was originally tabbed <br /> because the Commission had the following concerns about the proposed development: <br /> 1. The impact on the wetlands from the stormwater runoff and the stormwater management <br /> issues that would occur due to the steep slopes and the lay of the land. Lots 5, 6, 7, 8, and <br /> 9 all would drain into the wetland at the center of the subdivision, and the wetland is <br /> contain in part on each of these lots. <br /> 2. The variations in elevation and steep slopes of the proposed public road on the west side <br /> of the plat. <br /> 3. The steep slopes on the Lots 1, 2, and 6 limit the ability to build. <br /> 4. The lack of identified drainfield locations for sewage treatment on Lot 6. <br /> 5. The radii on the culs-de-sac are smaller than the 68 feet that is required by the Ordinance. <br /> To reiterate from letter we previously sent to you, the City of Pequot Lakes recently adopted a <br /> new zoning ordinance that contains a Rural Conservation Subdivision(RCS)provision. Many of <br /> the commissioners thought that your property would be ideal for an RCS. If you have not <br /> considered the Rural Conservation Subdivision, please do give this option consideration. If you <br /> have considered the RCS and have decided not to you that option, please be prepared to discuss <br /> this decision. <br /> If you choose to have your application tabled at the upcoming Planning Commission meeting, <br /> please inform us.
