Mr. Marohn made the following corrections to the recommended Conditions: <br /> 1. Remove Condition#l. <br /> 2. Remove Condition#4. <br /> 3. Condition#3 —Mr. Gammello has prepared the deed restriction and it will be <br /> reviewed by our City Attorney. <br /> Finding of Fact#5 should state that the cul-de-sac be constructed through Class 5 base. <br /> Paving cul-de-sac was discussed. The applicant is willing to construct hammerhead to <br /> Class 5. Bruns Street needs to be improved to get to the plat. Applicant is willing to <br /> improve Brunes Street with Class 5 to the hammerhead. The City can pave hammerhead <br /> if Brunes Street is ever improved. <br /> Condition#5 should be added as follows: <br /> 5. Roadway be improved between existing road surface and hammerhead with <br /> construction of Class 5 base to City standards prior to City signing of plat or security for <br /> such will be provided. <br /> A motion was made by Mark Hallan, seconded by Tom Adams, to approve the Final Plat <br /> request,subject to the following conditions: <br /> I. The applicant shall submit a plat check within 60 days. <br /> 2. The applicant shall file a deed restriction indicating that the pole building shall be <br /> removed when Oak Street is improved. <br /> 3. The roadway be improved between existing road surface and hammerhead with <br /> construction of Class 5 base to City standards prior to City signing of plat or <br /> security for such will be provided. <br /> All members voted"aye". Motion carried. <br /> APPLICANT: Allen Berens. <br /> Applicant requests Preliminary Plat of Keen Addition. <br /> Mr. Marohn explained the Background Information in the Staff Report and corrected the <br /> location as east of County Road 17. He stated he had met with applicant in early May <br /> and had told him the proposed road should not be a cul-de-sac and we would need a <br /> topographic survey with 2' contours. He met with the applicant just before the meeting <br /> and informed him that the survey was incomplete. The applicant agreed to come back <br /> with more information. <br /> Kevin McCormick, Landecker&Assoc., was in attendance representing applicant. He <br /> stated that there were issues extending the road to the north with the severe curve of <br /> County Road 17 and the intersections from the north.
