The subject property is zoned Patriot <br /> Development(PD). <br /> Proposed Lot 1 is 5.1 acres and is located along the east side of the development. <br /> The lot is vacant and contains 191,046 sq ft of buildable area. The proposed lot is <br /> adjacent to Larsen Parkway(west)and State Highway 371(east). <br /> The proposed lot will be served by the municipal sewer and water as those public <br /> utilities are planned to be constructed within the proposed 66' wide platted <br /> public road extension of Larsen Parkway located adjacent to the west of the <br /> proposed lot. <br /> The remainder tract, "Outlot A,"is 63.4 acres and is vacant. <br /> The adjacent properties located to the north, west and south of the subject <br /> property are zoned Patriot Development (PD) while the property located to the <br /> east(across Highway 371) is zoned Light Industrial and Forest Management. <br /> Applicable Regulations: <br /> Section 17-9.3 FINAL PLAT,FINAL COMMON INTEREST COMMUNITY <br /> PLAT, OR FINAL CONDOMINIUM PLAT. <br /> A Final Plat, Final Common Interest Community Plat,or Final <br /> Condominium Plat shall contain all elements required by this Chapter and <br /> Minn. Stat. §§505, 515A or 515B respectively, and the State Plat Manual <br /> including but not limited to the following: <br /> 1. Conformance with approved Preliminary Plat or agreed upon <br /> portion thereof. <br /> 2. Design standards in conformance with the City of Pequot <br /> Lakes Zoning and Subdivision Ordinance. <br /> 3. Preparation by a Licensed Land Surveyor.
