The subject property is zoned Patriot <br /> Development (PD). <br /> Proposed Lot 1 is 5.1 acres and is located along the east side of the development. <br /> The lot is vacant and contains 191,046 sq ft of buildable area. The proposed lot is <br /> adjacent to Larsen Parkway(west) and State Highway 371 (east). <br /> The proposed lot will be served by the municipal sewer and water as those public <br /> utilities are planned to be constructed within the proposed 66' wide platted <br /> public road extension of Larsen Parkway located adjacent to the west of the <br /> proposed lot. <br /> The remainder tract, "Outlot A," is 63.4 acres and is vacant. <br /> The adjacent properties located to the north, west and south of the subject <br /> property are zoned Patriot Development (PD) while the property located to the <br /> east (across Highway 371) is zoned Light Industrial and Forest Management. <br /> Pequot Lakes Staff Report 3.1-1 <br /> June 26,2023 <br />
