ORDINANCE NUMBER 06-01 <br /> AN ORDINANCE AMENDING SECTION 6 OF THE <br /> ZONING ORDINANCE CREATING AN OVERLAY ZONE <br /> FOR RECREATIONAL VEHICLE RESORTS AND REVISING <br /> THE LAND USE MATRIX. <br /> The City Council of the City of Pequot Lakes does ordain as follows: <br /> Purpose and Intent. The purpose and intent of this ordinance is to amend <br /> Section 6 of the Zoning Ordinance and to create Section 6.3 Recreational Vehicle <br /> Resort Overlay District. <br /> Section 1. Section 6.3 Recreational Vehicle Resort Overlay District shall be <br /> created and read as follows: <br /> Section 6.3 Recreational Vehicle Resort Overlay District(CG) <br /> 1. Purpose and Intent: The Campground Overlay District (CG) is intended to <br /> provide for Recreational Vehicle Resort developments and individual ownership <br /> of sites within such developments. The intent is to allow for economically feasible <br /> options for such uses and to designate areas in the City where developments of <br /> this type are appropriate to maintain the character of the underlying zoning district <br /> and to be compatible with the surrounding neighborhood. <br /> 2. Minimum Lot Size. The minimum lot size required for establishment of a <br /> Recreational Vehicle Resort as defined by this overlay district is 30 acres. <br /> 3. Standards. All Recreational Vehicle Resort developments applying for conditional <br /> permit within the Campground Overlay District must meet the criteria and <br /> standards set forth in Section 8.4 Campgrounds/Campsites, Section 8.2 Planned <br /> Unit Development of this Ordinance in addition to the standards contained in this <br /> Section of the Ordinance, unless otherwise indicated or waived by the Planning <br /> Commission. <br /> 4. Density. Within the overlay district, for the development of a Recreation Vehicle <br /> Resort, there shall be no density limitation. The minimum standards for buffering <br /> contained in Sections 8.2 and 8.4 shall be strictly adhered to. Final density <br /> allowed shall be based on an evaluation of the criteria in Section 8.2 and Section <br /> 8.4 and an evaluation of the ability of the site to support the proposed level of <br /> density. <br /> 5. Site Sizing. Recreational Vehicle sites shall have a minimum of 5,000 square feet <br /> designated for each unit. <br /> 6. Administration and maintenance requirements. Prior to final approval of any <br /> Recreational Vehicle Resort containing individually-owned sites or units, the City <br /> will require adequate provisions developed for preservation and maintenance in <br /> perpetuity of open space and for the continued existence and functioning of the <br /> development as a community. <br /> L. <br />
