STAFF REPORT <br /> Application: Conditional Use Permit for 24-Hour Fitness Center <br /> Applicant: Michelle R Wwica <br /> Background: The property subject to this application includes Suite#io8 of the existing Fire <br /> Hall Center located at 31io8 Government Drive. The building is currently vacant. <br /> Oc <br /> 1 <br /> .� <br /> y s: <br /> 4 <br /> t <br /> y- <br /> The applicant proposes to use the property for a Fitness Center which would be open to its <br /> membership 24 hours per day, 7 days per week. Under the application, the applicant proposes <br /> to reconfigure the interior layout of the facility to accommodate normal exercise equipment such <br /> as cardiovascular equipment (treadmills, elliptical equipment, recumbent bicycles, upright <br /> bicycles)as well as tanning equipment,free weight equipment and studio space. <br /> Applicable Statutes: The purpose and intent of the Downtown Mixed Use District is to <br /> provide a zoning classification for a mix of high-density residential and commercial uses. <br /> Development in this zone relies less on automobile traffic and more on walking, biking and <br /> other similar modes of transportation. Infrastructure must be in place to provide on-street <br /> parking and walkways as well as connection to municipal water and sanitary sewer utilities. <br /> Downtown Mixed-Use zones should be clustered to provide the maximum amount of interaction <br /> and accessibility between the different establishments. <br /> Section 5.10, Subdivision 4 indicates performance standards that apply to all developments in <br /> the Downtown Mixed Use zone,including: <br /> City of Pequot Lakes Staff Report 1-2 <br /> February 22,2007 Special Meeting <br />
