CommuNI'T'Y <br /> GKOW9M <br /> INSTITUTE <br /> NEW BUSINESS-AUTO REPAIR/USED CAR LOT DISCUSSION <br /> Background Information: The property located at 4177 Langenbau Rd is zoned <br /> Forest Management and currently has multiple legal, non-conforming uses as identified <br /> in the attachment memo from 2003. <br /> The property owner wishes to have a discussion with the Planning Commission <br /> regarding the expansion/changing of use of the property. The property owner is <br /> proposing to open an auto repair business in an existing structure and also use a portion <br /> of the property for a used car dealership. <br /> The memo from 2003 clearly states that"As a legal, non-conforming use, the use cannot <br /> be changed or expanded upon without specific approval by the City of Pequot Lakes." <br /> If the use of the 28' x 48' garage used as a "body shop" has not been discontinued for a <br /> period of 12 months, converting it into an"auto repair business"may be acceptable since <br /> the uses are similar in nature.
