COMMUNITY Gly of
GliowTH Pequot
INSTITUTE Lakes
STAFF REPORT
Application: Variance Application to Encroach SSTS within Sideyard Setback
Applicant: Pamela Benson and Wayne Fjerstad
Agenda Item: 4(a)
Background Information: The applicants are requesting a variance to encroach a
Subsurface Sewage Treatment System within the side yard setback of the subject
property which is located at the end of Pine Cone Lane. The property is approximately
26,000 sq. ft. and is considered a conforming parcel in the Shoreline Residential Zone
(West Twin Lake). The only structure on the property is an approximately 20' x 15'
accessory structure which will be removed when a dwelling is constructed in the future.
s
Y
The applicants are proposing to install an SSTS with the drainfield located five feet from
the south property line. The proposed drainfield would be we located 75 feet from West
Twin Lake. The applicants have indicated that if the variance is granted, they will be able
to fit a future dwelling in the building envelope, without the need for a variance.
There appears to be enough room in the building envelope for both the proposed SSTS
and a future dwelling. At the time this report was written, a site plan for the future
dwelling has not been submitted.
Pequot Lakes Staff Report 4(a)-1
February 16,2012
