STAFF REPORT <br /> Application: Metes and Bounds Subdivision <br /> Applicant: James and Judy Whalen <br /> Background Information: The property is bordered to the west by Highway 371, County Road <br /> 107 to the south, and Paul Bunyan Trail to the East. The applicants own two properties;the <br /> southwestern most property is roughly 6 acres and the remaining property is roughly 11.5 acres. <br /> The applicant wishes to subdivide the two (2)properties into three(3)tracts. Tract A is proposed <br /> to be 2.64 acres,Tract B will be 12.73 acres, and Tract C will be 5.18 acres. <br /> Staff Recommendation: This application is incomplete, lacking information that is essential to <br /> making an informed decision. We recommend that the metes and bounds subdivision be tabled, <br /> so that the following information can provided: <br /> 1. Two-foot contours as per Section 140.020 B.Lb of the ordinance <br /> 2. Location of existing structures on and within 200 feet of the proposed subdivision <br /> Sections 140.020 A.Lc and 140.020 B.Le. <br /> 3. An indication from MnDOT as to how the access to Tract A will be provided. <br /> In reference to the third item, it is likely that MnDOT will not provide for access to Tract A of <br /> the highway. The Planning Commission should give consideration to whether or not right of way <br /> should be secured for the future backage road and/or whether the road should be built as part of <br /> the subdivision. <br /> June Staff Report 8-1 <br />
