Review occurs during the preliminary plat phase and so this is the City's only chance to <br /> make changes in the subdivision. <br /> Staff Recommendation: Prior to Mr. Beren's submittal of this application,we discussed with <br /> him specifically the need to provide for two-foot contour information and also the need to extend <br /> the road through the adjacent property. It is not apparent why these things have not been done. <br /> Based on the findings of fact in this report,the Staff recommends the preliminary plat be tabled <br /> until the following information is provided: <br /> 1. Public access to adjacent properties to the North and East is examined. <br /> 2. The cul-de-sac radius is changed to 68 feet. <br /> 3. The preliminary plat is resubmitted with two(2)foot contour lines. <br /> 4.
